Volusia County is where our Orange City office actually sits, and it is the county we cover most thoroughly on this side of the state.
The seat is DeLand, which surprises people who assume Daytona Beach must be in charge given the name recognition. DeLand sits inland to the west, and that is where county government and its building department are. It matters because Volusia is a county of many small independent municipalities, each with its own permitting: Daytona Beach, Port Orange, Deltona, DeBary, DeLand and Orange City all appear on our list and several run their own building departments.
The other defining feature is the Atlantic. Volusia's entire eastern edge is oceanfront, and Atlantic exposure is its own thing — not interchangeable with the Gulf conditions our Bradenton office deals with. Salt-laden onshore wind drives corrosion into fasteners and flashing on the barrier side, while a house ten miles inland at DeLand or DeBary is effectively in a different environment with different failure points.
