No discount needed. The price was never inflated.
You know the routine. A roofer quotes $28,000, spends an hour at your kitchen table, calls his manager, and comes back with “$21,000 if you sign tonight.” It feels like you won. What actually happened is that the first number was never real.
We do the opposite, and we do it in public: our rates are on this page, and our estimator will price your actual roof against them in about 30 seconds without you talking to anyone.

What a published rate lets you do
- Compare bids honestly. Two quotes on the same roof are only comparable if you know the rate and the measured area behind each one. Ask any other roofer for both. If they won’t give you a per-square-foot number, you’re being sold, not quoted.
- Skip the appointment. You do not have to give a stranger an hour of your evening to find out roughly what your roof costs. That’s what the instant estimator is for.
- Budget before you decide. A real range is what makes a financing conversation, an insurance conversation, or a wait-a-year decision possible.
- Never feel rushed. There is no “tonight only” price here, so there is no reason to sign tonight.
Questions about how we price
Why doesn't Noland's Roofing offer discounts?
Because a discount only exists if the first number was inflated. We publish our tier rates — $3.90 to $5.27 per square foot of effective roof area — so the price you see online is the price. There is no padded starting number to cut back down at the kitchen table.
Is a published price actually cheaper than a discounted quote?
Often, yes, but that isn't the point. The point is that you can compare. A published per-square-foot rate can be checked against any other bid on the same measured roof area; a '40% off today' quote can't be checked against anything.
What is 'effective roof area'?
Your measured roof area plus 10% waste. Roofing material is cut to fit hips, valleys, and edges, and the offcuts get thrown away, so every roofer buys more material than the bare measurement. We show the waste factor rather than burying it in the rate.
What changes the price after the online estimate?
Only what we can't see from satellite imagery: rotten decking, extra layers to tear off, structural repairs, unusual access, and permit or HOA requirements. We show you those before we start, and your signed proposal is the binding number.
What's the difference between the Good, Better, Best, and Elite tiers?
Material and system, not crew or care. Every tier is installed by our own crews to the same standard; what moves up the tiers is the shingle line, the underlayment, and the warranty package. Your estimate shows all four side by side so you choose rather than get sold.
